2)Look for quality amenities. Here’s where it might get a little tricky. Did you know that some amenities might be better off if they are a few years old. This is especially true of kitchen appliances. What was solid state craftsmanship just 5 years ago might be complete junk bought brand new today because of the inferior quality of today’s goods made in some Far East sweatshop. We’ve looked long and hard at the new goods coming out and they aren’t up to snuff.

3)Buy outside an expanding city and catch the wave. If KC looks like it’s gonna grow again, you might do well investing in real estate located just outside of a major city and catching some of the expansion that is going to go right through your suburb. People need places to live, so suburban living might just pay off for you.

Folks, Italian politics are a riot!. Trust me, I know - I’m Italian (well, used to be).

There are in Italy some 22 political parties and affiliations of all colors, shapes and forms reflecting all lines of philosophical thinking and social doctrines ever pipe-dreamed by humans since the time Homo Erectus decided to step out of the African plains and conquer the planet. Italy is the only one country in the world where Fascists sit side by side with Maoists in the same parliament. Heck, you can still find Trotskyists in Italy even today - after they have been banned from Russia since the 1930’s.

To make matters somewhat more manageable, in the mid-1990’s it was decided to form five mainstream political ‘coalitions’, each representing the best interests of the myriad political parties that each coalition is comprised of. The coalitions are: Forza Italia (literally ‘Go Italy’), Alleanza Nazionale (National Alliance), Lega Del Nord (Northern League), L’ Unione Democratica Cristiana Di Centro (Union of Christian Democrats of the Center) and L’ Unione Di Centro Sinistra (Center-Left Union).

To make matters even more manageable (whoever said Italians are difficult?), so that everyone can fully understand what is going on in Italian politics, two mainstream political ‘currents’ comprising of the above-noted five mainstream political ‘coalitions’ were formed: La Casa Della Liberta’ (literally ‘The House of Freedom’) representing Go Italy, National Alliance and Northern League, and L’Unione (’The Union’) covering the bloc of the Union of Christian Democrats of the Center and the Center-Left Union.

Let’s face it - it couldn’t possibly get more transparent and crystal clear than this!

Since 2000, The House of Freedom has been headed by Silvio Berlusconi, a graduate summa cum laude in Business Advertising from Milan State University and the richest man in Italy who, with cash and assets worth some USD $12.5 billions (with a “b” as in … “Berlusconi”), is the 23rd richest man on the planet. On the other side, The Union has been represented by Romano Prodi, a graduate summa cum laude from The London School Of Economics, a former Visiting Professor at Harvard, a Fellow of The Stanford Research Institute, and the former President Of The European Commission.

To say that Prodi, by virtue of his background as an Economist, has always eyed Berlusconi’s economic theory that “lowering taxes and raising pensions is great for the country” with a great deal of skepticism, is probably an understatement per se. But this must have turned into outright despair when Italians voted The House of Freedom into power in the 2001 elections, and Berlusconi became President Of the Council of Ministers (Prime Minister). And the despair must have turned into outright horror when Italy posted in 2005, four years into Berlusconi’s tenure, a GDP of 0 percent for 2004 (that’s ‘zero’ … as in 1 minus 1) - a record in the West. Well, it could have been worse.

To be sure, a miracle has happened during Berlusconi’s residence in Rome. In 2004 Berlusconi, a bald man, turned up on TV looking like Elton John, and prompting the Romans to flock and head straight for St. Peter’s Square chanting Miracolo, Miracolo (”Miracle, Miracle”). But for the Americans, Berlusconi’s exuberance will more likely be remembered when, all the way back in 2002 during his first official trip to Washington as Italy’s Prime Minister (Berlusconi owns several real estate holdings in the U.S.), Berlusconi stepped out of the airplane and went straight to greet an incredulous President Bush with a vigorous handshake, literally screaming in his ears Ciao, Giorgio! (”Hi, George”). The twosome must have hit it off, because they have been great pals ever since.

The world will possibly remember Silvio Berlusconi as one of the most outspoken - albeit apolitical - national leaders ever, although his picturesque remarks have not always won him the praise, sympathy and affection of fellow leaders. Such is the case when he called Robert Mugabe of Zimbabwe an “Orangutan” for his controversial polices of redistributing white-owned landholdings to poor Zimbabweans, or King Fahd of Saudi Arabia Il Becchino (”The Gravedigger”) for his forceful opposition to Israel. And member countries of the European Union will remember Berlusconi for his 2003 address in Bruxelles, when he countered German criticism and objections to Italy’s chronically unbalanced budget by calling the German delegation “a bunch of Nazis”, thus prompting a great deal of chuckling on the part of the French (another country with a perennially unbalanced budget).

On the accounts of religion and philosophy, it cannot be said that Berlusconi has scored big time either. A great admirer of Gandhi, he stated that “Gandhi was a better person than many Popes”, thus raising a sequel of criticism from the Holy See. The criticism mounted last year, when Berlusconi remarked at the funeral of John Paul II that he (the Pope) had been “one of the few great Popes”. And just very recently, in the heat of this past elections, he has claimed that “Chinese communists eat babies for dinner”, generating an outcry on the part of Beijing, or when Berlusconi compared himself to Jesus Christ.

Yet, it is possibly because of his flamboyant nature and irreverent style that Silvio Berlusconi will be missed by many. Notwithstanding his USD $12.5 billions, Berlusconi was, is and always will be a man of the people, and will be remembered as such. No matter that his economic policies only made him richer, and nobody else. It is the dream that counts - and Silvio Berlusconi has been the only man since the institution of the Republic that has made Italians dream for five consecutive years. Nobody else has lasted for so long - and in Italian politics that’s a real record.

When I market on discussion forums, I always try to provide more for the board than I take away from it in potential sales. Not only is it ethical, but it’s also good business. When people ask questions, I use the expertise I’ve gained from Internet business-building and marketing to legitimately answer their questions. If I signed up for every board I could find, and then slapped a boilerplate marketing pitch on every site, I’d just get ignored or banned.

I cannot stress enough how important it is to legitimately get involved with the forum community. It is definitely a goldmine for highly-targeted customers and it is possibly the fastest marketing medium on the Internet, but it is also very important to respect that it doesn’t primarily serve as an ad host. If you stay low-key and helpful, people will respect your opinion more and will want to see what you have to offer. This is where your signature comes in…

When you create your account for most boards, they will give you the option of creating a signature, which they will attach to the bottom of every post you make. This is the best way to pull customers from messageboards–by alluring them with your signature. Write something catchy or intriguing and then slap a link to your site or email address on it. Remember: the more helpful you are (the more times you post advice/hints), the more times your signature appears… and the more potential hits you’ll get to your site.

Next, you’ll want to decide when it’s appropriate to market outside of your signature. I personally only market in three situations outside of my signature in forum discussions. If a person asks a question about a specific product or service I market, then I’ll respond because I’m qualified to do so and because I truly believe they should use my products to achieve the best possible results. If there’s a discussion thread where everyone is marketing products and it is generally accepted, I will market my product if a) it is related and b) I have already posted several times on the messageboard. Also, I will market my product whenever there is a forum solely dedicated to marketing your products.

Last, you’ll want to decide how much original content you want to post and how much you want to be boilerplate. You’ll want to find a healthy combination of the two to avoid being called a spammer or wasting too much time marketing on forums. I personally have several boilerplate ads that I have saved for signature files, ad-only forums, and personal product marketing discussions. I keep them all saved on a word file and I pull them up to copy-and-paste when I’m spending a night of advertising on messageboards.

Discussion forums can drive buying customers to your site faster than any other marketing medium. Do not abuse them, establish a reputation in your forums, streamline the process. . . and your work will come back to you quickly in profit.

This article was prompted by some customer support work I was involved in for a private members site. One of the paid subscription members wanted someone to look over his website and give an opinion of what we thought of its design.

It was clear from the email that they had been online for a while (over 3 years) but hadn’t seen any results from their efforts and were frustrated. Understandably so!

This person had created his own website in which to promote an online Opportunity. The purpose for having your own web site, rather than a static page, (one that you can’t personally change, like the ones the most biz opps provide) is it to “Brand YOU”.

After all, your site visitor is getting involved with something you recommend and in effect will want you to help them succeed.

Your site should not be to *sell* them that’s the job of the company you represent. The purpose of your site is to *refer* them.

Anyway, the first impression of this member’s site was the lack of having it’s own domain name, its own presence. Not a good start and that was even before I visited the site. So before I arrived, my trust as a prospect was wavering.

On arrival I found that the site “rammed” the opportunity down the throat of the visitor, if anything the site scared me into running away as fast as possible.

Also this member quoted their website “hits” as a picture of how many “visitors” there were. Let me explain why this can be misleading.

Hits occur from the amount of files loaded when a visitor arrives to a web page. This means if a web page (which is 1 file) has 10 images (10 files) then they count as 11 hits; the web page plus images. You can see that it can be misleading to quote hits.

It gets worse if the visitor goes to more than 1 page because then any additional images (and the next page) count as more hits. Make sure you always count “unique visitors” when assessing a conversion ratio or stating statistics.

I drafted a long email reply, explaining why I thought this site may not be effective, and is not getting the results they wanted. I did my best to provide advice by explaining how to build a relationship between them and the prospects and then how to refer the prospect on the company.

Around 24 hours passed when I received an answer formatted in all CAPS (which for anybody that is not aware, it’s like yelling in an email). It seemed this member had taken offence to the suggestions.

(Side note here: The suggestions were very constructive and aimed to provide support and help progress, nothing more.)

It short I received an “attitude attack”. It seems their mind was “not open to change” or new ideas. Now folks, you are allowed to make mistakes, nothing wrong with that, but when you ask for help, and then decide that the help is wrong (even though what you are doing is not working)… well things aren’t going to change are they?

So what’s you attitude like? Are you open to information? I am not talking about school learning (I was really bad at that) but taking advice, applying it, and measuring results. It’s also learning from those who have already made all the mistakes for you. Trust me, anybody who has any success has got it wrong many times!

So what do you do when you are frustrated and things are not going where you want them to go? Look for someone who will help, someone who has been where you are. Now to do this can take a lot of time, so if you want the best advice you are going to have to pay -that’s just the way it is.

Anybody who thinks they can have a successful business without spending any money is dreaming. I am not saying you need to spend a fortune, but you need to invest in your business, especially when it comes to getting visitors and the right help.

A private members site is likely to get you the information you need. This way you get access to someone who wants you to succeed, and you become a higher priority, because you are a customer. Also you have shown some commitment by paying where others won’t take that step.

So you understand your user documentation project and you’ve specced it out. Now you’re ready to write. Here’s some tips to help you on your way. This article isn’t about the actual writing itself; it’s about the things which go along with the writing. (For information on writing online help, see www.divinewrite.com/helpfulhelp.htm.)

Indexing

Index keywords should be defined while the topic is being written. At this time, the subject matter is clear in the author’s mind, and they are very conversant with all of the intricate details. Indexing during the writing stage also means that your keywords are reviewed as part of the draft process. Some authoring tools don’t really facilitate this kind of approach particularly well (e.g., some don’t allow multiple author access to the files needed for indexing), but at least the keywords should be listed at the end of each draft. (Depending on the authoring tool, this may actually be easier for the reviewers, anyway.) TIP: For further information on indexing, see The Art of Indexing (1994) by Bonura.

User documentation reviews

To ensure that your user documentation is technically correct and readable, you need to get it reviewed by an intelligent selection of people. For a software project, your review list should include a subject matter expert (generally the programmer), the software architect, perhaps the project manager, and another writer. The review requirements will vary with each draft, so your reviewers and review procedures should be documented in your work pracs.

Testing your user documentation

Testing can be performed at a number of levels:

• Each writer should test their own user documentation by following it to use the product. But remember, this kind of testing isn’t very powerful, because there’s a tendency for writers to follow instructions as they think they’ve written them, not as they’ve actually written them.
• The second level is for the testing to be performed by other writers… as part of the peer review.
• The third level is for the testing department to do formal testing on the user documentation. This type of testing doesn’t often happen, but it’s good to try to get it happening.
• The fourth level is/should be conducted as part of Beta testing (see Managing Your Documentation Projects by Hackos (1994), pp.452-453).

No matter what level of testing you use, it should be designed to ensure that the tasks documented are true to the product, and that any online help functions correctly. For the user documentation to pass testing, it needs to satisfy the goals you specified in the earlier stages of the project.

Localising your user documentation

Although localisation is often considered a post-writing activity, it’s best to do it as part of the writing stage. The exact timing may vary project to project, but a good rule of thumb is to get the translators working on the second drafts (but only if you’re not expecting many changes to the draft). TIP: Most translators will probably prefer to work on a sizable piece of user documentation, rather than individual topics sent to them piece-meal, so you should wait ’til you have something of a respectable size to send them - perhaps a whole subject area, as opposed to a single topic.

With localisation, you’re performing a balancing act. If you send the user documentation to the translators too soon, you’ll spend a lot of money on changes to the translations. If you send it too late, it won’t be ready in time for the release of the product.

Managing change

It’s important that you minimise the impact of changes to the product and/or development schedule. To do this, you need to develop a technique which:

1. Identifies the change
2. Estimates the impact in time and/or resources *
3. Informs the project manager

* You can use the same estimating techniques as you used earlier in the project.

Tracking writing progress

It is important to note that the writing stage is not simply about writing. If you track your progress at every step along the way, you’ll be able to see whether you will meet your milestones and deadlines, and you’ll also be able to use this project as a learning experience… to better plan the next one. (You should ensure that all project records are easily accessible for ongoing maintenance and future project reference.)

You should track the time taken to perform every step outlined in this procedure as well as each draft stage, review times, total turnaround times, etc.

Conducting regular team meetings

In order to keep all team members informed of writing progress, you should conduct regular team meetings. These meetings should be a forum for taking a look at your tracking metrics and discussing the estimated percentage complete for the various topics currently under way. If the estimated percentage complete is lower than it should be given the time already spent, then you can act on it. These meetings allow you to identify hitches in the writing progress.

Writing progress reports

Your management also need to be kept informed of the status of the project. You should write periodic progress reports outlining:

• Where the project is at
• What you’ve done over the last month
• What you plan to do over the next month
• Any issues you’ve encountered

Manage Production

The meaning of “production” varies depending on what kind of documentation you’re working on and who the audience is. It can encompass such things as:

• Printing
• Binding
• Product build (when the help is compiled into the product)

Although the production stage generally only requires management, you still need to spend a fair bit of time on proofing and liaising with production people.

Evaluate the Project

The purpose of the evaluation stage is to consider:

• Did the project go according to plan?
• Why? / Why not?
• How individual team members contributed to the overall project.
• How the project manager performed.
• Whether the documentation achieved its goals.

Your tracking metrics will come in handy during this stage; if there were any flaws in the project progress, they should go some way towards identifying them. You might also use the sample evaluation report provided by Hackos in Managing Your Documentation Projects by Hackos (1994), pp.514-518.

Is your documentation successful?

Now that you’ve written and released the documentation, you need to determine whether it has achieved your goals. The only way to accurately do this is to conduct further user research.

Human urge for the best things in life is a desire that is
common among people. We desire to build a house, to own a car,
to have a fat bank balance etc. Our desires are a never ending
story. There are several ways through which these desires can be
met, however, there is but one sure way to acquiring them, this
way does not leave us in doubt. And it is open to those who have
the privilege of possessing the attitude of thanksgiving.

The Creator of all things has a clear statement of his promises
to us ,”Heaven and Earth will pass away, but my word will never
go unfulfilled” and one of the conditions under which we may
benefit by these unchanging promise is to continually
acknowledge and express our thanks to Him for those riches that
He has bestowed upon us, those gifts that may look or appear
inconsequential or trivial to us at the time of receiving them
simply because they are not of the nature of the riches that we
had asked for from Him at that point of our need.

It is very impressive to recognize that such riches that He has
bestowed on us at that point in time are the most needed by us
for the attainment of our major purposes in life, riches that
would act as the stepping stone to other riches that we so much
desire. It is also less impressive to observe that most of us
are not conscious of the presence of these riches in our lives
after we have received them.

They constitute an inventory of riches that cannot be bought in
the open market because they are not for sale. Riches should not
only be represented in our thoughts by the bank balances and
material things in our possession. We should also have in mind
the riches of Sound Physical Health, Protection, The Capacity
for Faith, Harmony in Home Relationships and The Hope of
Achievements etc.

These riches are from the Creator of all things and are
distributed to us by Him not because we are qualified to receive
them, but because of His Amazing Grace which qualifies us to
enjoy the full benefit of having Him as an Almighty Father.

The attitude of thanksgiving is natural in it’s development. It
is one attribute whose possession illuminates every page of the
human life.And It serves as the highest form of our expression
of desire to the Creator of all things. It is one that we should
ascribe great importance to because it helps us to think, move
and live in an atmosphere of affirmative terms of the riches
mentioned above and it guides us unerringly to the attainment of
such riches. It is a real motivation.

The psalmist once said, “I will enter His gates with
thanksgiving in my heart”. At this point in time he was aware of
the fact that his expression of thanks to the Creator of all
things for the riches already bestowed on him would serve as the
starting point of his coming in contact with the other riches
that he would find in the Creator’s court. Riches that abound so
much.

Thanksgiving, should therefore be a responsibility we owe the
Creator in return for the riches that he has given to us, taking
into consideration the fact that the fulfillment of this act is
an assured reliance on the Creator’s Mercies and Grace, which
gives our faith the wings to fly and soar so high, aiming for
the miracle that is our desire. A miracle only Him would make
possible.

Most of us need to develop this blessed attitude, there is no
mystery behind it. The growth is one that leads us to a true
path of enhancement, a path through which the riches that has
been bestowed upon us by the Creator of all things can be
embellished and multiplied.

I have learned that there is no such thing as something for
nothing. When a person receives something from another person,
there is a responsibility on the part of the person who has
received to say thank you to the person who has given,this is
human to human. We cannot therefore desire for something for
nothing from the Creator. There are ways through which we can
give back to Him something for everything. One particular way is
the expression of thanks to him.

We must adopt and apply the above mentioned way as a way of
giving back to Him something for the most things He has giving
to us. The adoption and the application of saying thank you to
Him gives birth to the possession of a master key, a marvelous
device which we can use to unlock the door to the solutions of
not only our existing problems, but also the ones that had
bedeviled us and have defied solutions in the past.
